The countryside around Siena runs from the last Chianti vineyards in the north to the clay hills of the Crete Senesi in the south. Our villa here is Villa L'Annesso, among the vineyards of Castelnuovo Berardenga, 10 minutes from Siena.

Running a villa near Siena.
Around Siena, historic estates stand next to farmhouses restored in the last few years, and both are let to guests who expect hotel standards in a country house. What protects their value is maintenance done before it is needed: gutters, roof tiles, boilers, pool pumps.
Old buildings
Stone walls, terracotta floors and wooden beams need different care from a modern house. Damp and small leaks are the usual problems, and they are cheap to fix when found early.
Reviews
A boiler that fails in October or a pump that stops in August ends up in the review. Inspections on a schedule catch most of these before a guest notices.
Close to the city
Guests sleep in the country and spend their days in Siena, so they ask about parking, restaurants and the Palio. We answer before they arrive.

What to do around Siena.
South of Siena the vineyards give way to the Crete Senesi: bare clay hills, white roads and single farmhouses with a line of cypresses up to the door.
Siena
Piazza del Campo, the cathedral, and the Palio, run in the square on 2 July and 16 August.
San Galgano
A roofless Gothic abbey and, on the hill above it, the round chapel of Montesiepi with a sword set in the rock.
The Crete Senesi
Clay hills and white roads between Asciano and Buonconvento, at their best early in the morning.
Monte Oliveto Maggiore
A Benedictine abbey in the cypress woods, with a cloister painted by Luca Signorelli and Sodoma.
At the table
Pici, pecorino, cinta senese pork, ribollita, and panforte and ricciarelli from Siena's bakeries. Chianti Classico is grown just north of the city, Brunello less than an hour south.
Getting here
Florence airport is 1 hour 15 to 1 hour 30 by car, Pisa about 1 hour 45. Siena has a railway station, but you need a car for the countryside.

What are the Crete Senesi?
The clay hills south-east of Siena, around Asciano and Buonconvento. There are few trees, so the hills look bare and change colour with the seasons: green in spring, gold after the harvest, grey once the fields are ploughed.
How far is Siena from the villa?
Villa L'Annesso is about 10 minutes from Siena by car. Most of the countryside around the city is 15 to 30 minutes away.
When is the Palio?
Twice a year, on 2 July and 16 August, in Piazza del Campo. Seats in the stands sell out early; standing in the middle of the square is free.
I live abroad. Can you run my house near Siena without me there?
Yes. Most of the owners we work with live outside Italy. We deal with the guests, the cleaning, the maintenance and the Italian paperwork, and you get a report every month.
