Poggio alla Fame is a private hilltop estate above Sansepolcro, in the Valtiberina, the upper valley of the Tiber where Tuscany borders Umbria. From the pool terrace the view goes down to the town of Sansepolcro and, on a clear day, out to mountains up to 200 kilometres away.
The estate is made of a stone main villa with four en-suite double bedrooms and two private annexes, each with its own en-suite double bedroom. Two of the rooms also have a large double sofa bed and one has two single beds on a mezzanine. That is how eighteen guests fit, with a bathroom for every room.
Around the houses there is a large garden, a woodland, an open field and an olive grove, with several gazebos, outdoor lounges, a brazier for the evenings and an air-conditioned wine cellar. The pool measures 20 by 6 metres. It has a jacuzzi built into the centre and two olive trees growing from the water. There are three private gates and parking for fifteen cars or more, enough for a wedding party.
Poggio alla Fame is booked exclusively to one group at a time and managed personally by MANERI. It suits a large family or a group of friends, and the grounds have room for a celebration or a wedding.

The pool
A 20 metre pool with two olive trees in it.
The pool sits on the edge of the hill and measures 20 by 6 metres. Two mature olive trees grow from islands inside it, and a hydromassage jacuzzi is built into the centre, connected to the main pool. Sun loungers, shade, an outdoor bar and a dining table are right beside it, so the group can spend the whole day here without going indoors.

Outdoors
The grounds around the houses.
Beyond the houses there is a large lawn, a woodland to walk in, an open field and an olive grove. Nearer the buildings, the outdoor areas let eighteen people eat together or split up: giant dining tables, several gazebos for shade, lounges with sofas and armchairs, an outdoor bar facing the view, a wood-fired pizza oven with a barbecue, and a brazier for the evenings.

Above Sansepolcro, at the edge of Tuscany.
Poggio alla Fame sits on a hill above Sansepolcro, the Renaissance town of Piero della Francesca, in the Valtiberina: the upper valley of the Tiber where Tuscany meets Umbria and the Marche. The area is green and less crowded than most of the region. Walled towns, hilltop sanctuaries, the Sansepolcro market and the Anghiari antiques fair are a short drive away, and Arezzo, Cortona, Perugia and Florence work as day trips.
A car is recommended, and we will help plan tastings, dinners and excursions for the group.
On a clear day the view from the pool terrace reaches the mountains of the Apennines and, beyond them, peaks up to 200 kilometres away. Sunset is worth planning dinner around.

How many people can stay at Poggio alla Fame?
Up to 18 guests. There are six en-suite double bedrooms (four in the main villa, two in the annexes), two of which have a large double sofa bed, and one has two single beds on a mezzanine. That makes 12 in double beds, 4 in sofa beds and 2 on the mezzanine.
Are the annexes separate from the main villa?
Yes. The two annexes are private buildings on the estate, each with its own en-suite double bedroom. They work well for grandparents, a couple who wants more privacy, or the newlyweds. The whole estate is always booked to one group only.
Can we host a wedding or an event?
Yes, on request. The estate has three private gated entrances, parking for fifteen cars or more, several gazebos, giant dining tables, a pizza oven and barbecue area, and a 20 metre pool terrace facing the valley. Tell us the date and the number of guests and we will come back with a proposal, including chef, catering, planner and suppliers.
Is there air conditioning and good Wi-Fi?
Both. The villa is air-conditioned throughout, internet is high-speed Starlink, and there is an Apple TV in every room. Even the wine cellar is air-conditioned.
How big is the pool, and what is inside it?
The pool measures 20 by 6 metres. Two mature olive trees grow from two islands built inside the pool itself, so you swim around them, and at the centre there is a hydromassage jacuzzi connected to the pool, with the view over Sansepolcro and the valley beyond the edge.
Do we need a car?
We recommend one. The estate is on a hill above Sansepolcro, about ten minutes from the town, and Anghiari, Arezzo, Cortona, La Verna and Perugia are all easiest to reach by car. Parking on the estate is easy for fifteen cars and more, and we can arrange a private driver for day trips.
