A whole Tuscan estate, kept for one group.

Villa Petroio sits on a hillside in the Siena countryside, looking across olive groves toward the medieval village of Petroio. The estate has just been fully restored: stone outside, bright and contemporary inside, with vaulted ceilings, exposed beams and rooms that stay cool through the Tuscan summer.

It is made of three separate buildings: the main villa and two guest annexes, spread across the grounds. Seven bedrooms and eight bathrooms sleep 14 in standard beds, and up to 20 guests with the sofa beds. That layout is the point: families and groups can be together for meals and swims, then retreat to their own building at night.

Outside, a private pool looks out over the valley, framed by pergolas, sun loungers and olive trees. There is a bocce court under the pines, several dining areas for long lunches and sunset dinners, and gated parking with both covered and open spaces. Nothing is shared: the entire estate belongs to your group for the length of the stay.

The main villa. Freshly restored interiors with vaulted ceilings and exposed beams: two living rooms with fireplaces, a long dining table that seats the whole group, and a modern kitchen with island, built for cooking together rather than for show.

The two annexes. Each has its own entrance, living area and bedrooms, which makes them ideal for grandparents, teenagers or a couple travelling with the family who want their own front door. Both have portable air conditioning connected through the kitchen window, since the annexes are not yet fitted with fixed units.

Outdoors. A private pool with sun loungers and umbrellas overlooking the valley, a pergola for shaded lunches, several outdoor dining areas facing the village, a bocce court under the pines, open lawns and olive groves. Gated parking with covered and uncovered spaces makes arrivals easy even for groups travelling in several cars.

Seven bedrooms and eight bathrooms sleep 14 guests in standard beds. Sofa beds in the main villa and in each annex take the estate up to 20, which works well for children, teenagers or extra friends. An additional room with a double bed can be opened on request for larger groups.

The estate sits in the countryside of Trequanda, in the hills between Siena and Montepulciano, with the stone village of Petroio rising in front of it. This is the quiet edge of the Val d'Orcia and the Crete Senesi: olive groves, terracotta workshops, small trattorias and roads that empty out after sunset.

Access is by typical Tuscan country road, easily driven, with covered and open parking inside the gate. A car is recommended, and we will help you plan tastings, dinners and day trips around the group.
