Every Home Watch visit covers the same baseline, regardless of package. Higher packages add frequency and bundled system checks.

Full transparency

What home watch is not.

Home watch is a preventive monitoring service. The following activities are explicitly outside scope of every Home Watch plan, billed separately, or handled by third parties.

  • Repairs and maintenance work. We identify and coordinate, but specialised work (plumbing, electrical, structural) is billed by qualified third parties, at cost, with prior owner approval.
  • 24/7 on-site security or guarding. Home Watch is scheduled inspection, not continuous physical presence. For 24/7 security we can recommend specialised partners.
  • Cleaning during stays. Vacant-period cleaning is available as an add-on. Cleaning during owner or guest stays is part of separate property management or hospitality services.
  • Insurance claims handling. We document findings with photo reports that can support a claim, but we do not file or negotiate insurance claims on your behalf.
  • Garden and pool labour. Garden management coordinates third-party work. Manual labour (mowing, pruning, pool servicing) is performed and billed by specialised partners we vet for you.
  • Property listing or rental management. Hospitality, listing, pricing, and guest management are part of our Property Management service, available separately.

Surcharges apply only for properties above 300 sqm or located more than 50 km from Siena, and are shown transparently in the builder. The final monthly fee is confirmed after a brief property review, typically within ±5% of the on-page estimate.
Home watch is billed monthly. You can cancel anytime with 30 days written notice — no annual lock-in, no termination fees, no minimum commitment. The service agreement is a simple monthly contract that automatically renews unless cancelled.
You receive a notification within 24 hours (4 hours on Premium tier) with photo documentation, a written description, and a proposed next step. For genuine emergencies (active water leaks, security breaches, fire damage) we initiate containment immediately while we reach you. We never authorise repairs without your written approval — third-party work is always billed separately at cost.
Yes. Maneri operates under NANO'S S.R.L. (P.IVA 01490750526, registered in Siena, R.E.A. SI 201346) and carries professional civil liability insurance covering all on-site Home Watch activity. We provide insurance documentation on request. Our photo reports also serve as evidence of periodic inspection for most Italian home insurance policies — many of which require this for vacant properties.
A structured PDF with timestamped photos of every checked area (interior, exterior, systems, perimeter), a written summary, and a list of any anomalies found. Photos are archived for 12 months and can be requested at any time. Sample reports are available on request before signing up.
Service radius is 200 km from Siena, covering most of Tuscany including Chianti, Val d'Orcia, Florence countryside, Pisa countryside, Forte dei Marmi, and the Maremma. Distance surcharge is transparent: +€20/mo above 50 km, +€40/mo above 100 km, +€70/mo above 150 km. For locations outside 200 km we evaluate case by case.
Typically within 7 to 14 days from your written confirmation. The onboarding includes a one-time site visit to document the property, collect keys and access codes, set up the visit schedule, and align on emergency contacts. The first scheduled inspection follows immediately after.
