What goes wrong in a house nobody enters for months.
Most damage in an empty villa starts small and stays out of sight. A visit every few weeks is usually enough to catch it early, before it turns into building work.

Water
A dripping joint under a sink, a pipe that froze in January, humidity climbing behind closed shutters. Two months later there is mould on the plaster and a warped floor.

Insurance
Many Italian home policies ask for periodic checks on unoccupied properties. Without proof of them, a claim can be reduced or refused. Our dated photo reports are that proof.

Break-ins
A house that looks abandoned gets noticed. We vary the visit times, move shutters and lights, and check every door, window and gate for signs of forcing.

Systems
Alarm offline after a power cut, boiler in fault, pool pump stopped. You usually find out on arrival, in the dark, with guests due the next day. We find out at the next visit.

In plain terms
What you get, and what you don't.
Home watch is inspection and reporting. It is not a caretaker living on site, and it is not a repair service. Here is the line, so there are no surprises later.
Included in every plan
At every visit
- Inside and outside inspection of the main house, every room.
- Damp, leaks, cracks, pests, smells. Anything that looks different from last time.
- Doors, windows, shutters, gates and fences checked for forcing.
- Power, breaker panel, alarm, heating or cooling, internet.
- Airing when the weather allows, shutters and lights rotated.
- Photo report with a written summary within 24 hours, kept for 12 months.
- If something is wrong: our call, a proposed fix, and coordination of the tradesman you approve.
Not included
Billed separately or done by others
- Repairs. Plumbers, electricians and builders invoice you directly, at cost, only after your written go-ahead.
- Guarding. Nobody sleeps on site. For round-the-clock security we can point you to a specialised company.
- Deep cleaning and cleaning during stays. The cleaning add-on is light upkeep only (dusting, a quick pass). Deep cleans, windows, linen and pre-arrival cleans are quoted separately. Cleaning around guests belongs to our property management service.
- Insurance claims. Our reports support a claim. We do not file or negotiate it for you.
- Garden and pool labour. Mowing, pruning and pool servicing are done and invoiced by the gardener or technician. We supervise if you take garden management.
- Rentals. Listings, pricing and guests are a different service: property management.

Contact usDo I pay anything when I build or send the quote?
No. The builder is free and sending the quote commits you to nothing. We reply, visit the villa, and confirm the fee in writing. You only pay once you accept it.
How is the price calculated?
Three flat plans: Essentials €110 a month for one visit, Standard €230 for two, Premium €420 for four. VAT at 22% is already inside. There is a one-time activation of €180 for the first visit, keys, codes and the house file.
The only monthly surcharges are for villas above 300 sqm, more than 3 bedrooms or 3 bathrooms, gardens above 1,000 sqm and distances above 50 km from Siena, and the builder shows each one as you set it. After the first visit we confirm the fee, normally within 5% of what the page showed you.
Is there a contract? Can I stop?
There is a simple monthly agreement that renews by itself. The first 3 months are the minimum, which covers the activation visit and lets us learn the house. After that you can stop it with 30 days written notice, at any time, with no exit fee.
You are also billed only for the months the villa is empty: if you come for the summer, the service pauses.
What happens when you find a problem?
You hear from us within 24 hours (4 hours on Premium) with photos, a short description and what we suggest doing. If water is actively running or a door has been forced, we contain the situation first and call you while we do it.
We never order a repair without your written approval, and the tradesman invoices you directly at cost.
Are you insured?
Yes. MANERI is a brand of NANO'S S.R.L., P.IVA 01490750526, registered in Siena (R.E.A. SI 201346), with professional civil liability cover for everything we do on site. We send the policy details on request.
Our dated reports also count as proof of periodic inspection for most Italian home insurance policies.
What does the report look like?
A PDF with timestamped photos of every area we checked (outside, each room, systems), a written summary and a list of anything found, each marked OK or with a note. .
Reports stay on file for 12 months and you can ask for any of them at any time.
Which areas do you cover?
Up to 150 km from Siena: Chianti, Val d'Orcia, Valdichiana, the Florentine and Sienese countryside, Volterra, the Pisa hills, Forte dei Marmi and the Maremma. Beyond 50 km there is a distance surcharge of €20 or €40 a month, shown in the builder. Further than 150 km we look at it case by case.
How soon can you start?
Usually 7 to 14 days from your written confirmation. We come once to photograph the house as it is, collect keys and codes, agree the visit calendar and your emergency contacts.
This activation visit is a one-time €180 and includes the house file we keep for every later visit. The first regular visit follows right after.
