Tax and compliance

Italian taxes, handled for you.

If you own a villa in Italy and rent it for short stays, Italy taxes the income at a flat 21% or 26% (cedolare secca). We operate the withholding, issue your annual income certificate, and handle the F24 payments and your CIN. Owners who live abroad never have to deal with the Italian tax system directly.

Fees

One fee, no surprises.

We charge a single management fee that covers day-to-day operations, plus a commission on the bookings we generate. We do not mark up suppliers and we do not add hidden costs. Every number appears in your monthly report, so you always see exactly where the money goes.

Your exact rate depends on the villa and the level of service you want. We quote it clearly after we assess the property, once we both know what your home actually needs.

What does MANERI do?

MANERI is a luxury property management company in Tuscany. We manage villas end to end for their owners: bookings, guests, cleaning, maintenance, pricing, marketing, and full Italian tax compliance, with a single transparent fee and a monthly financial report.

How much does villa management cost in Tuscany?

MANERI charges one management fee plus a commission on the bookings we generate, with no supplier mark-ups or hidden costs. The exact rate depends on the villa and the service level, and we quote it clearly after assessing the property.

Do you handle Italian taxes for owners?

Yes. We handle short-term rental tax end to end: the cedolare secca withholding (21% or 26%), your annual Certificazione Unica, F24 payments, and CIN registration. Owners who live abroad never deal with the Italian tax system directly.

I don't live in Italy. Can you still manage my villa?

Yes. Most of our owners are based abroad. Because the villa is in Italy, its rental income is taxed in Italy, and we act as your point of contact for the whole operation, including tax and compliance, so you never have to be here to run it.

Where in Tuscany do you operate?

We manage villas across eight areas: Chianti, Val d'Orcia, Valdichiana, the Siena countryside, the Florence countryside, the Pisa area, Volterra, and Forte dei Marmi.

How do you decide what my villa should charge?

We assess your villa and build a revenue forecast based on real comparable data for similar villas, not inflated projections. If your villa cannot realistically reach a number, we tell you before you sign.

Can I still use the villa myself?

Yes. We agree your personal-use dates up front and block them in the calendar, so your own stays are always protected.

How and when do I get paid?

Once a month. You receive a full line-by-line report of gross income, tax, our fee, and your net, along with your payout.
