Running a villa on the coast.

A villa in Forte dei Marmi earns most of its year in a short, busy summer. Guests pay high prices for those weeks and judge the house against the best hotels on the coast.

  1. A short season

    With most of the income in a few weeks, the house has to be ready before the first booking: pool open, hedges cut, air conditioning serviced, outdoor furniture out and clean.

  2. Beach clubs

    Guests expect a sunbed and umbrella at a beach club for the whole stay, and often a table for dinner. In July and August these sell out early, so they are booked with the villa.

  3. Sea air

    Salt wears out metal, outdoor furniture and air-conditioning units faster than inland, and sandy gardens dry out quickly. A house by the sea needs more frequent checks.

How we run it

We are taking on our first houses on this coast now. For each new villa, Niccolò Bartoli, who founded MANERI, does the first visit himself and stays the owner's direct contact until the end of its first season.

Every house has its own checklists. Cleaning, laundry, pool and garden are done by local people we know and check, and every visit ends with a photo report. Spending above the amount we agree with you waits for your approval.

The area

Forte dei Marmi and the Versilia.

The town is named after its small 18th-century fort and the marble from the Apuan Alps that was shipped from this beach. Today it is a town of beach clubs, shops and villas behind tall hedges.

  1. The beach clubs

    The beach is divided into bagni, each with its own rows of umbrellas, cabins and restaurant. Many families have booked the same one for years.

  2. Pietrasanta

    A small town of marble and bronze workshops, with galleries and sculpture in the main square.

  3. The market

    A large weekly market in the centre of Forte dei Marmi, known for clothes and leather.

  4. The Apuan Alps

    Walks in the mountains behind the coast, and visits to the marble quarries above Carrara, about 30 minutes north.

At the table

Fish and shellfish, spaghetti with arselle (the small clams of this shore), cacciucco fish stew, and lardo di Colonnata from the marble hills above Carrara.

Getting here

Pisa airport is about 40 minutes by car, Florence airport about 1 hour 30. Trains on the coastal line stop at Forte dei Marmi-Seravezza-Querceta and at Pietrasanta.

Not yet. We are taking on our first houses on the Versilia coast now. Our nearest villa today is Triano, in the hills above Lucca, about 40 minutes away.

What kind of houses do you take on by the sea?

Villas near the beach and the town centre that are let for short stays in summer, and second homes that stay empty part of the year and need checking.

How quickly can management begin?

Usually 2 to 4 weeks from the first call, depending on the condition of the house and the season. For a summer let, start early: the photos, the listing and the prices need to be ready well before the season.

Can we book a villa in Forte dei Marmi with you?

Not yet. For a stay near the coast, Triano is 30 to 40 minutes from the Versilia beaches, and we can book a beach club for you.
