Running a villa in the Pisan hills.
Most guests here fly into Pisa, and many add a few days in Lucca or at the sea to the same trip. Stays are often short and flights land at all hours, so cleaning, linen and check-in have to fit around them.
Quick turnarounds
Short stays mean changeovers on any day of the week. Self check-in helps, and Villa Fecciano already has it.
Answers that come quickly
Guests need directions, the gate code and someone who replies. The same person in our office handles their messages from booking to departure.
Dry summers
The Pisan hills are hot and dry in July and August. Irrigation needs checking all summer, or lawns and new plants burn.

The area
What to do in the Pisan hills.
These hills are quieter than Chianti: wheat fields, olive groves and small towns with their own wineries. Lajatico is where Andrea Bocelli was born, and once a year he sings at the Teatro del Silenzio, an open-air theatre in the fields outside the village.
Pisa
Piazza dei Miracoli, with the Leaning Tower, the cathedral and the baptistery. The city is about 45 km from Villa Fecciano.
San Miniato
A hill town known for its white truffles. Its white truffle fair runs on weekends in November.
Volterra
Etruscan walls, a Roman theatre and alabaster workshops, 20 minutes from Villa Fecciano.
Spa and sea
The thermal baths at Casciana Terme, and the beaches of the Tuscan coast about 50 minutes away.
At the table
White truffle from San Miniato, cecina (a thin chickpea flatbread), bordatino, a soup of beans and cornmeal, olive oil and wine from the Pisan hills, and fish on the coast.
Getting here
Pisa airport is about 50 minutes from Villa Fecciano and Florence about 70 km away. Trains run from Pisa Centrale, but in the hills you need a car.

Where is Villa Fecciano?
On a hillside near Lajatico, in the countryside between Pisa and Volterra. Volterra is 20 minutes by car and Pisa airport about 50.
Does Villa Fecciano have a pool?
Yes, a 12 by 6 m pool, with a private garden of 700 square metres and three terraces around the house.
When is the best time to visit the Pisan hills?
Late spring to early autumn if you want the pool. Spring and autumn are mild, and in November San Miniato holds its white truffle fair.
How much does it cost to have my villa managed?
One management fee plus a commission on the bookings we bring, with no mark-up on suppliers. The rate depends on the house and the service you choose, and we quote it after seeing the property.
