About MANERI
We run private villas in Tuscany for their owners.
MANERI was founded by Niccolò Bartoli. From our office in Torrita di Siena we manage villas and second homes in nine areas of Tuscany, and rent them to guests.
Our story
Why we started MANERI.
Many people who own a villa in Tuscany live abroad. On the ground, the house is often looked after by a cleaner, a gardener and a friend who answers the phone when he can. The same problems come back every season, guests complain, and the house slowly loses value.
We started MANERI to run each villa to a written standard: checklists made for that house, inspections on a schedule, suppliers who answer to us, and a report for the owner every month.
We turn down houses in places where we cannot keep that standard. One badly run villa would damage the name of every other house we look after.

Founder
Niccolò Bartoli
Niccolò founded MANERI. He takes on every new villa himself, from the first visit to the end of its first season, and is the owner's direct contact in that time. Pricing and revenue for each house also go through him.

Office and bookings
Stefania
Stefania runs the office day to day. Owner requests, supplier schedules and guest support all pass through her desk, so when something happens in one of the villas she is usually the first to know and the one who sorts it out.

What stays the same in every villa.

Written standards
Every house has its own checklists, inspections on a schedule, a photo report after each visit, and agreed response times for suppliers.

People we know
Wineries, chefs, drivers and photographers we have already worked with. We bring them in for owners and guests when they are useful.

Owners see everything
A report every month with bookings, expenses and photos. Spending above an agreed amount waits for your approval.

A limited number of villas
We only take on as many houses as we can look after properly.

For owners and their guests we organise local professionals, from a private tasting at a winery to a photo shoot in the vineyards. We choose them for quality and reliability, and we do not take commissions that would influence what we recommend.

The Antinori estate that makes Vino Nobile di Montepulciano DOCG and Cortona Syrah. Marchesi Antinori have owned it since 1990, with 508 hectares of vineyards.

A working winery that has made Vino Nobile di Montepulciano since 1865. The 18th-century farmhouse is now a wine resort, and private tastings take place in the old underground cellar.

Where to find us
Our office in Torrita di Siena.
The office is in Torrita di Siena, in the south of the Siena province, so the Val d'Orcia and the Valdichiana are the areas we reach fastest. From here we look after villas in Chianti, the Val d'Orcia, the Valdichiana, the Siena and Florence countryside, the Valtiberina around Sansepolcro, the hills above Lucca, and the Pisa and Volterra countryside.
