MANERI is a Tuscany-based luxury property management company. We manage premium villas and second homes across the region, supported by a curated network of trusted local artisans — wineries, chefs, photographers — that we bring to our owners and their guests when it makes sense.
Why MANERI exists.
Tuscany attracts owners who expect international standards. But on the ground, most property management here still works on improvisation: a cleaner, a gardener, a friend who replies when he can. The result is recurring problems, frustrated guests, and homes that lose value season after season.
We built MANERI to change that. Every property we manage runs on documented standards, scheduled inspections, vendor accountability, and transparent reporting. We are based in Poggibonsi, between Florence and Siena, with operational reach across Chianti, Val d'Orcia, Valdichiana, the Florence and Siena countryside, Pisa, Volterra, and Forte dei Marmi.
We are deliberately selective about the properties we take on. If we cannot maintain MANERI standards in a location, we say no — because protecting our reputation protects our owners.

Niccolò Bartoli
As founder of MANERI, Niccolò combines hands-on hospitality with sharp revenue thinking. He personally oversees every onboarding and remains the direct point of contact for owners during the first season — making sure each property under his care looks great, runs cleanly, and earns what it deserves.
Katerina
Katerina keeps day-to-day operations running smoothly. Owner requests, vendor scheduling, supplier coordination, and guest support all flow through her desk. If something is happening in one of our villas, Katerina knows about it — and acts on it.
