Villa management in the Lucca hills.

The hills around Lucca are olive groves, vineyards and the gardens of old country villas, with Pisa airport and the sea both close. Our villa here is Triano, a hilltop farmhouse for ten guests, about 15 minutes from Lucca's walls.

For owners

Running a villa in the Lucca hills.

Lucca is calmer than Florence or Siena, the Versilia beaches are 30 to 40 minutes away and Pisa airport is just as close. Guests here often split the week between the town, the sea and the pool, and they plan it before they arrive.

  1. Guests on the move

Beach clubs, a driver for the evening in Lucca, a table at a restaurant on the coast: these requests come in before the stay and during it. We book them, so the owner never hears about them.

  2. A wetter corner of Tuscany

The north-west gets more rain than the south. Gardens grow fast in spring, and damp can get into a house that stays shut all winter. Regular airing and garden visits keep both in check.

  3. A longer season

Lucca has concerts in summer and Lucca Comics & Games in the autumn, so a house that is heated and ready can take bookings outside July and August. Triano is open in winter.

What we can do for you

How we run it

We run Triano from our office in Torrita di Siena.

Every house has its own checklists. Cleaning, laundry, pool and garden are done by local people we know and check, and every visit ends with a photo report. Spending above the amount we agree with you waits for your approval.

The first step is a free evaluation of your house. It costs nothing and does not commit you to anything.

The area

What to do around Lucca.

Lucca is still inside its 16th and 17th-century walls, more than 4 km round, with a tree-lined path on top. In the hills outside them are the country villas that Lucca's merchant families built from the 16th century onwards.

  1. Lucca and its walls

Walk or cycle the whole circuit of the walls, then go down into the old town: the oval Piazza dell'Anfiteatro, the Guinigi tower with holm oaks growing on top, and the house where Giacomo Puccini was born.

  2. Villas and gardens

Some of the old merchant villas open their gardens to visitors, among them Villa Reale di Marlia and Villa Torrigiani at Camigliano. Check the opening times before you go.

  3. Montecarlo and Collodi

Montecarlo is a small walled village with its own DOC wine. Collodi, just over the border in the province of Pistoia, has the Garzoni garden and the Pinocchio park.

  4. The sea and Puccini's lake

The Versilia beaches are 30 to 40 minutes from Triano. On Lake Massaciuccoli, Torre del Lago holds an open-air Puccini festival every summer.

At the table

Tordelli lucchesi, a meat-filled pasta served with ragù. Farro soup from the Garfagnana. Buccellato, Lucca's sweet bread with raisins and aniseed. Olive oil from these hills, which has its own DOP, and the local wines of the Colline Lucchesi and Montecarlo.

Getting here

Pisa airport is 30 to 40 minutes from Triano and Florence airport about an hour. Lucca station has trains to Pisa, Florence and Viareggio. You need a car in the hills.

Where exactly is Triano?

In the hills above Lucca, about 15 minutes from the historic centre by car, with views over the valley towards Pisa. The road is surfaced all the way to the house.

Yes, all the way round. The path on top is more than 4 km long and shaded by trees, and there are bike rental shops near the gates.

Do you manage other villas in the Lucca hills?

Triano is the villa we manage near Lucca today, and we can take on more houses in the hills and along the coast. Start with a free evaluation of your house.

How do you decide what my villa should charge?

We look at the house and build a forecast from real figures for comparable villas. If it cannot realistically reach a number, we tell you before you sign anything.
