For owners

Running a villa in San Gimignano.

Most rental houses in San Gimignano are farmhouses outside the walls, among the Vernaccia vineyards and olive groves. Guests come from spring to autumn, often for a week, and use the house as a base for Siena, Florence and Volterra.

  1. The tourist tax

€2.50 per person per night for holiday rentals, for up to 5 nights in a row, all year. Children under 14 and San Gimignano residents do not pay.

  2. Three returns a year

The return and the payment are due by 15 May, 15 September and 15 January, each covering four months, even when the house was empty. We do both for the houses we manage.

  3. Cameras on the ZTL

Since 1 May 2026 the limited traffic zone in the old town is checked by cameras. If your house is inside the walls, guests need a permit before they drive in.

What we can do for you

How we run it

We look after Pieve di Ponsano and Villa Aurora, near Certaldo, from our office in Torrita di Siena. Villa Aurora earned €81,000 gross in one year, with 89% of available nights booked.

Cleaning, laundry, pool and garden are done by local people we know, and every visit ends with a photo report. Spending above the agreed amount waits for your approval.

The first step is a free evaluation of your house. It costs nothing and does not commit you to anything.

The area

San Gimignano's centre has been a UNESCO site since 1990. Of about 72 medieval towers, 14 still stand, and the town sits at about 330 metres above the Val d'Elsa.

  1. The Collegiata

Consecrated in 1148, with Ghirlandaio's frescoes of Santa Fina and Taddeo di Bartolo's Last Judgement.

  2. Palazzo Comunale

Lippo Memmi's Maestà of 1317 hangs in the Sala di Dante, and you can climb the 54-metre Torre Grossa.

  3. Sant'Agostino

Benozzo Gozzoli painted the life of Saint Augustine in 17 scenes in the choir, between 1463 and 1467.

  4. Volterra

The Etruscan town, about 40 minutes by car, with its alabaster workshops and the Guarnacci museum.

At the table

Vernaccia di San Gimignano, the first Italian wine to get DOC status, in 1966, and a DOCG since 1993. Saffron from San Gimignano is a DOP, picked from late October.

Yes. Some owners use us to rent their house, others only to check on it while it is empty, and not every house we look after is listed here.
