For owners

Running a villa in Pienza.

Most rental houses in Pienza are outside the walls: farmhouses on the hills toward Monticchiello and down in the valley, many at the end of a white road. Guests often stay a week or more, so cleaners, the gardener and the pool technician are planned around each changeover.

  1. The tourist tax

€2 per person per night for holiday rentals, for up to 7 nights. Children under 14 do not pay. The comune kept the same rate for 2026; until 2024 it was €1.

  2. Quarterly returns

The return goes to the comune by the 15th of the month after each quarter, even if the house was empty, and the tax is paid with pagoPA by the same date. We file and pay it for the houses we manage.

  3. A protected landscape

The valley is under strict landscape rules. Changes outside the house, even a pergola or a fence, can need a permit, so check with a local surveyor before ordering anything.

What we can do for you

How we run it

Our office in Torrita di Siena is about 30 minutes from Pienza, so we reach houses here quickly.

Cleaning, laundry, pool and garden are done by local people we know, and every visit ends with a photo report. Spending above the agreed amount waits for your approval.

The first step is a free evaluation of your house. It costs nothing and does not commit you to anything.

The area

What to do in Pienza.

Pope Pius II, born here as Enea Silvio Piccolomini, had his village rebuilt from 1459 as a Renaissance town. Its centre has been a UNESCO World Heritage Site since 1996, and the Val d'Orcia around it since 2004.

  1. Piazza Pio II

Bernardo Rossellino built the cathedral and Palazzo Piccolomini around this square between 1459 and 1462. The palace garden looks down over the Val d'Orcia toward Monte Amiata.

  2. Monticchiello

A walled village about 15 minutes away. Every summer the villagers write and act their own play, the Teatro Povero, in the square.

  3. The Pieve di Corsignano

A Romanesque church just below the town, where Enea Silvio Piccolomini was baptised in 1405.

  4. Hot springs

Bagno Vignoni has a pool of thermal water where the main square should be, and free hot springs in the park below it. Bagni San Filippo has more, in the woods.

At the table

Pecorino di Pienza, pici with Cinta Senese ragù and Orcia DOC wines, with Brunello and Vino Nobile from the towns either side. The Fiera del Cacio fills the town in early September.

Getting here

Florence airport is about 1 hour 40 by car, Rome Fiumicino about 2 hours 30. The nearest station with fast trains is Chiusi-Chianciano Terme, about 40 minutes away. You need a car here.
