For owners

Running a villa in Montepulciano.

Guests come to Montepulciano from Easter to the end of October, for the old town, the wineries and the Val d'Orcia next door. Most houses outside the walls are farmhouses with land and a pool, where the pool, the garden and the cleaning have to be planned around every changeover.

  1. The tourist tax

€2 per person per night in holiday rentals, for the first 7 nights of a stay. Children under 12 do not pay, and the 2026 rates are the same as in 2025.

  2. Airbnb does not collect it here

Montepulciano has no agreement with Airbnb, so the tax is not added to the booking. We collect it from guests, send the monthly return to the comune and pay it every quarter.

  3. Results near Montepulciano

Poggio alla Famina, 15 minutes from the old town, earned €224,000 gross in one year, with 84% of available nights booked.

What we can do for you

How we run it

Our office in Torrita di Siena is about 20 minutes from Montepulciano, so it is one of the places we reach fastest.

Cleaning, laundry, pool and garden are done by local people we know, and every visit ends with a photo report. Spending above the agreed amount waits for your approval.

The first step is a free evaluation of your house. It costs nothing and does not commit you to anything.

The area

What to do in Montepulciano.

Montepulciano stands at about 600 metres on a ridge between the Val d'Orcia and the Valdichiana. The old town is full of Renaissance palaces, and its wine, Vino Nobile, was one of the first in Italy to get DOCG status, in 1980.

  1. Piazza Grande and the Corso

The Corso climbs from Porta al Prato to Piazza Grande, with the cathedral and the Palazzo Comunale at the top. Many palaces have old wine cellars underneath that are open for tastings.

  2. San Biagio

A Renaissance church by Antonio da Sangallo the Elder, in the fields below the town at the end of an avenue of cypresses.

  3. Pienza and the Val d'Orcia

Pienza is about 20 minutes away. From there the road continues through the Val d'Orcia to San Quirico and Montalcino.

  4. Hot springs

The Terme di Montepulciano are at Sant'Albino, just below the town. Chianciano Terme is 15 minutes away and Bagno Vignoni about 40.

At the table

Vino Nobile and Rosso di Montepulciano, pici all'aglione, Chianina beef from the Valdichiana and pecorino from Pienza. Most wineries do tastings by appointment.

Getting here

Florence airport is about 1 hour 30 by car, Rome Fiumicino about 2 hours 15. Chiusi-Chianciano Terme station, about 25 minutes away, has trains to Florence and Rome. You need a car here.
