For owners

Running a villa in Montalcino.

Most guests come to Montalcino for the wine, and the houses they book are farmhouses among the vineyards, often down a long white road. Cleaners, gardeners and the pool technician have to be planned around each changeover, because nobody passes by.

  1. A tax set by price

€2 per person per night up to €100 per person, €4 up to €250 and €5 above that, for up to 7 nights. For a whole house, the comune divides the nightly price by the number of guests.

  2. Two returns a year

The return and the payment are due by 20 July for January to June and by 20 January for July to December. Children under 14 and Montalcino residents do not pay.

  3. A protected landscape

The valley is under strict landscape rules. Changes outside the house, even a pergola or a fence, can need a permit, so check with a local surveyor before ordering anything.

What we can do for you

How we run it

Our office in Torrita di Siena is about 50 minutes from Montalcino by car.

Cleaning, laundry, pool and garden are done by local people we know, and every visit ends with a photo report. Spending above the agreed amount waits for your approval.

The first step is a free evaluation of your house. It costs nothing and does not commit you to anything.

The area

What to do in Montalcino.

Montalcino stands at about 560 metres above the Orcia, Asso and Ombrone valleys, with Monte Amiata to the south. Brunello di Montalcino became a DOCG in 1980 and is made only from Sangiovese grown inside the comune.

  1. The Fortezza

Begun in 1361, it was the last stronghold of the Republic of Siena, which held out here until 1559. You can walk the ramparts for the view over the valleys.

  2. Sant'Antimo

A Romanesque abbey in the fields below Castelnuovo dell'Abate, south of Montalcino.

  3. Pienza and San Quirico

Pienza was rebuilt in the 15th century by Pope Pius II, who was born there; its pecorino is sold in every shop. Near San Quirico d'Orcia is the well-known circle of cypresses on a low hill.

  4. Hot springs

Bagno Vignoni has a pool of thermal water where the main square should be, and free hot springs in the park below it. Bagni San Filippo has more, in the woods.

At the table

Brunello and Rosso di Montalcino, Moscadello and Sant'Antimo DOC, local honey, and white truffles from the Crete around San Giovanni d'Asso, with a truffle fair there every November. Most wineries do tastings by appointment.

Getting here

Florence airport is about 1 hour 45 by car, Rome Fiumicino about 2 hours 30. Buonconvento station, 15 minutes away, has regional trains to Siena. You need a car here.

Questions

Questions about Montalcino.

Something we have not answered? Write to us or send a message on WhatsApp.

Why is the Val d'Orcia a UNESCO World Heritage Site?

Because its landscape was redesigned in the 14th and 15th centuries, when the valley became farmland for Siena's merchants, and it has changed little since. UNESCO listed it in 2004.

How much is the tourist tax in Montalcino?

It depends on the price per person per night: €2 up to €100, €4 up to €250 and €5 above that, for up to 7 nights in a row. Children under 14 and residents do not pay.

How far is Montalcino from your office?

Our office in Torrita di Siena is about 50 minutes away by car. Poggio alla Famina, the villa we manage near Montepulciano, is also about 50 minutes from Montalcino.

Where can we taste Brunello?

In Montalcino and the wineries around it. Most need a booking, which we can make for you. Closer to Poggio alla Famina, Montepulciano is the home of Vino Nobile.

My house in Montalcino is empty most of the year. Can you just check on it?

Yes, with Home Watch: visits on a schedule, a photo report after each one and a call within 24 hours if something is wrong. You can build a free quote on the Home Watch page.
